Liberty-Style Villa in Novara

€685,000

Liberty-Style Villa – Granozzo con Monticello (NO)

In the heart of the village of Granozzo con Monticello, less than 1 km from Novarello and just a few kilometres from Novara, stands this splendid Liberty-style villa — an architectural gem from the early 20th century, perfectly preserved and masterfully restored between 2011 and 2013.
An elegant wrought-iron gate opens onto the property, surrounded by a lush Mediterranean garden adorned with palm trees and evergreen hedges that ensure privacy and tranquillity.

The villa is located along the main street of the village, in a central and secure position. It still features its original 1900 entrance door, never replaced with a modern security one — a testament to the peace and safety of the area.

Architecture and Renovation

The main building, arranged over two above-ground levels, stands out for its harmonious lines, decorative façade, moulded cornices, and refined wrought-iron balconies.
The complete renovation respected the original structure, carefully restoring period materials while integrating modern technologies.

On the ground floor, the level was excavated 140 cm below the surface, reinforced with a steel grid and anti-seismic igloo modules to ensure the building’s stability. Fourteen layers of structural and insulating materials were applied, incorporating underfloor heating throughout.

The external windows were replaced (with the exception of the original shutters, which were restored), while an internal Ytong block insulation system significantly improved energy efficiency.
Thanks to these interventions, annual heating costs for 2024 amount to only €1,746.04, making the property exceptionally economical to manage.

The exterior is in excellent condition: façade, roof, and window frames have been restored. The 700 m² garden, recently redesigned, is perfectly flat and suitable for the addition of a swimming pool or wellness area.
